    Before thinking about paint colors, photography, or price, get clear about what the sale needs to accomplish.

    Begin with the practical questions:

    • Your ideal timing and reason for selling
    • What needs to happen after the sale
    • Whether another purchase or move is involved
    • The property's current condition

  2. Prepare without overdoing it

    Decide what is worth doing.

    Compare the whole proposal. The highest offer isn't automatically the strongest fit.

    I'll help you understand the options, talk through the pros and cons, and answer questions along the way, but the final decision is always yours.

  5. Finishing the sale

    Move from contract to closing.

    An accepted offer begins the final phase rather than ending the work. The exact path depends on the agreement and the property.
