Community guide · Andover
A growing city just east of Wichita.
Andover is an independent city with close physical connections to the Wichita metro and its own parks, neighborhoods, civic center, and community identity.
Getting oriented
A separate city at Wichita's eastern edge.
Andover is an incorporated city in western Butler County, directly east of Wichita. US-54/400, commonly called Kellogg, runs through the city and provides a direct route into east Wichita, while nearby connections to K-96 and I-35 make it relatively easy to reach other parts of the Wichita area.
One of Andover's biggest draws is how closely it connects to Wichita while still feeling like its own community. That makes it convenient for people who work, shop, or spend time on Wichita's east side, while Andover keeps adding neighborhoods, businesses, and recreation space of its own. Central Park, the Capitol Federal Amphitheater, and the Redbud Trail give it a more developed feel than its size suggests.
Housing and residential growth
Established neighborhoods and newer development share the map.
Andover includes established residential areas as well as substantial newer development. The City's residential-development page identifies Cornerstone, Prairie Creek, and Heritage Commons among the additions that have helped shape the city's housing map.
Those names are broad reference points rather than statements about current inventory or available lots. When comparing homes, look at the specific lot, property age, included features, restrictions, and any HOA or special-assessment obligations tied to the address.
A local center
Capitol Federal Amphitheater anchors Andover Central Park.
Central Park is a major civic and recreation area within the city. Beyond the amphitheater, it also holds Lake George, the Redbud Trail, and a free 18-hole disc golf course, making it one of Andover's more versatile public spaces.
Opened in 2018, the amphitheater sits at the center of Central Park and hosts concerts, performances, and other community events throughout the year.
Central Park also includes a free 18-hole disc golf course, along with connections to Lake George and the Redbud Trail, which runs west toward the larger trail system extending into Wichita, with 13th Street Sports Park linked directly to the trail.
A yearly tradition
Greater Andover Days fills Central Park each fall.
Greater Andover Days traces back to 1967, when the festival began as a way to bring the community together. Held annually in early October, it's grown into a three-day event with a parade, carnival, fireworks, live music, a car show, and a business and craft expo, much of it centered at Central Park.
It's one of the clearest examples of Central Park working as Andover's civic gathering place, worth keeping in mind alongside the amphitheater and trail system when you're weighing a home near the park against one further out.
Practical things to consider
Compare the property and its connections.
For a particular address, confirm whether the property is inside Andover city limits and which municipal details apply. Then compare its relationship to US-54/400 and the other roads and destinations you expect to use regularly.
The home's age, lot characteristics, maintenance needs, and development type also deserve attention. In a newer addition, confirm what's included and which property-specific restrictions or costs apply.
