About Charity

Kansas Roots. Local Knowledge.

I grew up in Sharon Springs, Kansas, and have called Valley Center home for more than 20 years. Living here has given me a perspective on the area that goes beyond listings and market data.

Small Town Roots

Small-town roots shaped a steady, grounded approach.

Sharon Springs, Kansas, is the kind of small farm town where everybody knows everybody. My graduating class had just 20 people, and that experience shaped a lot about who I am: steady, grounded, and easy-going.

I don’t believe in rushing big decisions or talking people into something that isn’t right for them. I’m a calm, no-pressure person by nature, and that carries over into how I work with buyers and sellers.

Family

Valley Center is home.

My husband and I have been married for more than 20 years, and we've lived in Valley Center, Kansas, for just as long. This community is home, not just a market I work in. I’ve watched the area grow and change, and I love helping people understand their options when they’re deciding where and what they want to buy.

At home, life is busy (and fun). We have two teenage daughters, a Shih Tzu named Charlie, and, thanks to one of our daughters, a bearded dragon who has definitely become part of the family.

When we’re not running around with school and activities, we like to camp and get outside whenever we can. I’m a big fan of simple plans, fresh air, and time that doesn’t feel scheduled down to the minute.

Working together

What the conversation can feel like.

Calm doesn't mean passive. I'll ask questions, follow up, and stay on top of the things that matter.

Listen

Your plans come first

Start with what you're trying to do, what matters most, and anything that might make the move more complicated.

Explain

No need to know the jargon

Work through unfamiliar steps in plain language and ask what you need to ask.

Proceed

Move with intention

Take the next step because it makes sense, not because someone manufactured urgency.

When you're ready

Would my approach feel right for you?

Have a question or still figuring out your next step? Tell me what you're considering, and I'll help you sort through the details.
